Why should you consider Swain County?

In this part of North Carolina we enjoy mild weather most of the year. Our summers are not as hot and humid as the southern states; and our winter is just cold enough to keep it interesting. Most snowfall is gone in 24 hours.

Our property taxes are about $.36 per hundred in assessed value, silly-low compared to the cities.

Subdivision restrictions are relaxed, for the most part. Usually there is a minimum sf, and general rules to reduce abandoned vehicles, livestock, and other nuisances. It is rare to see stringent guidelines that can be common in cities.

There is very little traffic outside of downtown and Nantahala Gorge (in the summer). Most homes are within 25 minutes of downtown, and you are rolling the whole time.

Here’s what keeps them coming back every year:

The Great Smoky Mountain Express brings thousands of people to Swain each year to ride the summer theme-excursions and Christmas Polar Express. 

The Nantahala River is one of the premier destinations in the South for family rafting, kayaking and fishing.

Tsali Recreation Area is a world renown mountain biking and horseback destination beside Fontana Lake. Several loops offer 7/8 mile rides, hop in the lake to cool off.

Cherokee Reservation is another favorite, with plenty to see and do with the family. Harrah’s Cherokee Casino is a great option for seeing shows, restaurants, and burning through inheritances… enjoy yourself, you paid for college…

Deep Creek is another obligatory trip for the family. Kids and adults alike enjoy tubing, hiking, and seeing waterfalls. Deep Creek is one of the access points for the Great Smoky Mountain National Park.

Last but not least, Great Smoky Mountains National Park wraps around the north side of Swain County, and is the most visited in the nation.
